Lara Croft: Style Guide?

So I found this oddity while I was out looking for games, "Lara Croft: Style Guide". It comes with two discs "Phase 1" and "Phase 2", and has a collection of artwork and information inside the binder. Does anyone know where these came from? I can find very basic info online about it... Any help on identifying and valuing this piece is greatly appreciated!
