Bought my first house yesterday

Closed on my house yesterday and took immediate possession. Girlfriend and I are pretty excited to finally own a home instead of renting but got a lot of work to do before Christmas with sanding and painting here's the before pictures of the home though from yesterday before we started ripping out carpet and refinishing the floors. Eventually this will turn into my game room post of redoing it Which is going to be the room with the red fireplace but for now just a renovation post.     Great time to have bought before interest rates went up any more. They were as low as 3.29% a few months ago and between Brexit and the election rates are now close to 4%. Feds will likely raise rates this month so we may not see rates dropping back down to the historic lows we have seen in recent times.

  • Thanks guys we are enjoying it. It's big 3400-3500 sq ft not including attic and basement. It was a little over what I wanted the max budget of 125k of course her budget was more around 150k but for what we got I was okay with going over. We ended up paying 140k for it and got to close and take possession in 30 days so that was nice. The sellers had it listed at 159k but since they had bought it during the time when homes were selling for low prices we went aggressive on our offer and it panned out. We were a little worried about structural issues because of the age being in the 1890's but after inspection found out the only problems with it is mostly cosmetic some minor issues like brick needing touch pointed but nothing major so that was a huge relief. We are hoping to get all the floors sanded tonight so that we can start moving tomorrow and finish the staining and sealing once we are moved in so we can be done with the rental house

    Welcome to the money pit, my friend.   Hopefully your plumbing works, because I had a clog in the main when I first got the house...cost me $1500.

    I know I seen your post when you bought your house and I was thinking holy hell glad we don't live there. We kinda lucked into this one it was listed for 2 days before we made our offer and the prior owners were in a divorce process so I think they wanted to just be done and that's why they accepted our offer because a couple other houses that we looked at that were much smaller and not as good of shape would go on the market and be pending within the week. Also your an electrician correct? Is it cool if I pm you some questions about a couple things and see what you think the best route to go is

    If I did'nt have family here in Cali I would be long gone. Cost of living here is just rediculous.
