Really it would depend, do you already have a large stockpile of games you can sell or will you need to assemble stock? Can you find an affordable location? Do you already possess some sort of POS setup, can you find affordable fixtures/furniture? theres alot of variables
I ask a guy once at the store near me. He said that Gross income to operate a store is over $10,000 a month. He has ( i think ) 5 employees working with him. The store size is about 2000 Sqft. He said that this counts all the operating expenses, including taxes, rent, utilities, a SBA loan, and payroll.
As mentioned it depends on a lot of variables. The area you want to open up alone can range drastically, a mall has high foot traffic so chance for lots of sales, but the price per square foot is costly. where as an out of the way area may have cheap rent but little in the way of traffic. What kind of shelving do you intend to use, different kinds costs different amounts and are best for different reasons. do you have stock ready to go? do you need to purchase stock? businesses are required in almost every area to have insurance, how many hours do you intend to be open in order to just meet the cost? Is there a demand in your area or is it over saturated in game stores?
Look into grants for opening a business. many programs are now available to help new businesses get started.
